MLS® home sales in Windsor-Essex County up notably from April total; newly listed properties also move higher
The number of homes sold through the MLS® System of the Windsor-Essex County Association of REALTORS® totaled 566 units in May 2025. This was a modest gain of 3.3% from May 2024.
Home sales were 10.9% below the five-year average and 17.2% below the 10-year average for the month of May.
On a year-to-date basis, home sales totaled 2,081 units over the first five months of the year. This was down by 6.3% from the same period in 2024.
“While sales saw a marked increase from April totals, the headline for May is on the supply side. The number of newly listed homes climbed to the second highest May total on record and the third highest single month in history. To top it off, year-to-date new listings reached the highest level ever recorded by the end of May,” said Julianna Biondo, President of the Windsor-Essex County Association of REALTORS®. “Overall inventory rose to the highest level since last fall, offering buyers more options to choose from. Prices eased slightly under the pressure of growing supply, and with listings outpacing sales by a wide margin conditions continue to favour buyers.”
The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite benchmark price was $573,100 in May 2025, a modest decline of 3.7% compared to May 2024.
The benchmark price for single-family homes was $620,700, down by 4.1% on a year-over-year basis in May. By comparison, the benchmark price for townhouse/row units was $459,900, an increase of 7.2% compared to a year earlier, while the benchmark apartment price was $384,300, felling 3.1% from year-ago levels.
The average price of homes sold in May 2025 was $549,119, a minor decrease of 2.1% from May 2024.
The more comprehensive year-to-date average price was $560,607, a slight gain of 0.2% from the first five months of 2024.
The dollar value of all home sales in May 2025 was $310.8 million, increasing by 1.1% from the same month in 2024.
The number of new listings rose 11.5% from May 2024. There were 1,555 new residential listings in May 2025.
New listings were 12.6% above the five-year average and 29.2% above the 10-year average for the month of May.
Active residential listings numbered 2,068 units on the market at the end of May, up by 18.3% from the end of May 2024. Active listings haven’t been this high in the month of May in a decade.
Active listings were 48.1% above the five-year average and 57% above the 10-year average for the month of May.
Months of inventory numbered 3.7 at the end of May 2025, up from the 3.2 months recorded at the end of May 2024 and above the long-run average of 2 months for this time of year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
